It is 7:40 on a January morning in Toronto. The car is buried again, the wind finds every gap in your coat, and the sky has been the same flat grey since last week.

Now picture that same morning in Bávaro. You slide the terrace door open and warm air rolls in with the sound of palms moving in the breeze. Coffee in hand, you walk down to the sand before the day gets going. By noon it is somewhere between 27°C and 32°C. By evening, a light sweater is all you need for dinner outside.

Here is the part that changes everything: this is not a hotel room you booked in August. The linen in the closet is yours. So are the beach chairs in the storage room, the corner table at your café, and the neighbors who wave when you pull in each December.

December Is Peak Season, and the Numbers Show It

Punta Cana International Airport (PUJ) handled more than 11 million passenger movements in 2025. Then December arrived. The airport set three weekly flight records in a row, climbing from 812 to 896 to 900 flights in a single week, and moved 1,087,621 passengers that month, up 11.5% on the December before.

When that much demand lands in the same few weeks, the most sought-after units, the ones with the view, the short walk to the beach or the quiet corner of the building, tend to be spoken for first. The practical move is to start your search in the fall, not after you land.

Why Owning Beats Renting, Winter After Winter

Your own place, every year

No rebooking. No hunting for a unit that matches last year's. No living out of a suitcase for three months. You arrive, your things are where you left them, and the season starts the moment you drop your bags.

Income while you are home

When you fly north in the spring, your condo does not have to sit empty. With a local manager handling guests, it can earn rental income in the months you are away. Equal footing as a foreign buyer

Article 25 of the Dominican Constitution gives foreigners the same rights and duties as citizens, and the U.S. State Department reports no restrictions on foreign or nonresident landowners. Canadians and Americans buy on the same terms as Dominicans. Pair that with smart diligence: the State Department notes the land registry "is still not entirely reliable," so work with an independent Dominican lawyer and get a full title search.

The CONFOTUR Advantage on New Builds

This is where buying new in the right project really pays off.

Under the Dominican tourism incentive law (Law 158-01), projects classified by CONFOTUR carry real tax benefits for buyers who purchase directly from the developer:

  • No transfer tax. Normally, the buyer pays 3% of the higher of the appraised value or the purchase price.
  • No IPI property tax for the project's 15-year exemption period, counted from the end of construction. Outside CONFOTUR, individuals pay 1% a year on their total real estate above RD$10,695,494 (the 2026 threshold).

One detail matters: the benefit belongs to the buyer who purchases directly from the developer. Resales do not carry it, which is why qualifying new developments deserve a close look. Still Weighing a Rental First?

A rental season is a smart scouting trip if you have never wintered here, or you are torn between Bávaro, Cap Cana and Cabeza de Toro. But if you already know you will be back next year, and the year after, every season you rent is a season spent on someone else's place.

Quick Hits Before You Fly

  • 30 days visa-free for Canadian and U.S. tourists. Staying longer is allowed, with a sliding-scale fee on departure (about US$56 for one month to more than US$1,660, per the U.S. State Department).
  • Passport: until December 31, 2026, Canadian and U.S. tourists only need a passport valid for their whole stay. The standard rule is six months.
  • eTicket: complete the free form at eticket.migracion.gob.do for arrival and again for departure.
  • Health: check your limits (Ontario's OHIP requires 153 days in the province per 12 months; Medicare usually does not cover care abroad) and buy travel medical insurance.
  • Timing: hurricane season ends November 30, and the island stays on Atlantic time all year, one hour ahead of Toronto and New York in winter.
